Privacy Policy

This policy explains what Vincent Melone Appraisals collects through this website, why, and who else sees it. It covers the website only. Information you give me in the course of an appraisal assignment is governed by the engagement letter for that assignment and by the confidentiality rules in the Uniform Standards of Professional Appraisal Practice, which are stricter than anything on this page.
The short version
This website sets no cookies of its own, runs no analytics, and stores nothing you type. There is no tracking script on any page, no advertising pixel, and no database behind the site. If you want an appraisal you telephone or email me, and that conversation is between the two of us.
That is unusual enough to be worth stating plainly rather than leaving to be inferred from a long list of things that are absent. If it changes, this page changes with it and the date above moves.
Information you give me
Nothing, unless you write or call. There is no working form on this site at present — where one would ordinarily sit, the page shows the telephone number and the email address instead. An email you send me is held in my mailbox in the ordinary way; a telephone call leaves whatever record your own carrier keeps of it, which is not something I control or receive.
The property lookup
If you use the address lookup, the address you type is sent to two services run by the State of New Jersey — its address geocoder and its parcel and assessment layer — to find the public record for that property. Those services are the State's and not mine. I do not control them and this policy does not cover what they do.
The searches themselves are not recorded. The lookup runs in your browser, the answer is displayed, and nothing about it is sent to me or stored anywhere on this site.
The property owner's name is never requested. It exists in the State's assessment data and this site deliberately does not ask for it. Something being public record does not mean this site should print a named person beside their assessment.
Information collected automatically
No analytics run on this site and it sets no cookies. There is no Google Analytics property, no advertising pixel and no third-party measurement script on any page.
Two things still happen that are worth naming, because "no tracking" is a claim people are right to be sceptical of:
- The host sees requests. Serving a web page requires the server to receive your IP address, in the same way posting a letter requires an envelope. Cloudflare hosts this site and processes that as part of delivering it. None of it reaches me and none of it is stored in any record of mine.
- A small amount of browser storage. If you arrive from a link carrying tracking parameters, those are held in your own browser for the length of the visit, and your choice of light or dark theme is remembered there. Both stay on your device. They are not cookies, they are not sent anywhere, and closing the tab clears the first.
Who else sees it
Your information is not sold and is not shared for anyone else's advertising. It reaches a small number of service providers only because they run parts of this site:
- Cloudflare — hosting and security for the site.
- The State of New Jersey — address and parcel lookups, as described above, and only if you use the lookup.
Information may also be disclosed where the law requires it, or where it is necessary to establish or defend a legal claim.
How long it is kept
Enquiries are kept while they are useful to the relationship they came from, and longer where a record has to be retained — an appraisal workfile must be kept for at least five years under USPAP, and longer where the assignment was involved in litigation. That obligation belongs to the assignment rather than to this website, and it is the engagement letter that governs it.
Your choices
- You can read this entire site without giving me anything. The property lookup is optional and so is making contact.
- You can block or delete cookies and site storage in your browser. This site will work exactly as it does now.
- You can ask what is held about you, ask for it to be corrected, or ask for it to be deleted. Telephone or write, and say what you are asking for.
Children
This site is not directed to children and information is not knowingly collected from anyone under 13.
Changes
If what this site collects changes, or who it is shared with changes, this page changes and so does the date at the top of it.
