Terms of Use

These terms govern your use of this website. These are not the terms on which an appraisal is taken. If Vincent Melone Appraisals accepts an assignment, its terms are set out in an engagement letter agreed in writing before any work begins, and that letter governs the work.
This site is information, not advice
Everything on this site is general information about appraisal practice in New Jersey. None of it is an appraisal, a valuation, or legal or tax advice, and none of it substitutes for any of those. Do not rely on it for a decision about a specific property without talking to me or to your own adviser.
No engagement is created by using this site
Reading this site, running the property lookup or sending an enquiry creates no appraiser-client relationship and obliges neither of us to anything. I may decline an assignment, and I sometimes do — several pages on this site set out the circumstances in which the honest answer is that you should not commission one. An engagement starts when a letter is signed and not a moment earlier.
The property lookup, and what it is not
The lookup displays public records maintained by the State of New Jersey. Three consequences follow from that, and none of them is boilerplate:
- An assessment is not a market value. Assessed figures are struck for taxation, sit at a ratio to market value that varies by municipality and by year, and trail the market. The distance between that record and what the property would actually sell for is the thing an appraisal is engaged to measure.
- The data is the State's, not mine. It can be incomplete, stale, or simply wrong. It is passed through as it is returned, and it is not warranted.
- A match can come back against the wrong parcel. The lookup joins an address to a parcel by position, and a point can land on the lot next door — corner properties in particular. Where the record names a different street from the one you searched, the page says so on the screen. Confirm it before relying on it.

Availability of this site
This site is provided as it stands. It is not guaranteed to be available without interruption or free of error, and the features that depend on outside services — the address and parcel lookups in particular — can stop working for reasons nobody here controls. That is exactly why the phone number sits on every page of this site.
Limitation of liability
To the fullest extent the law allows, Vincent Melone Appraisals is not liable for indirect or consequential loss arising from use of this website or from reliance on information published on it. Nothing here limits liability that cannot be limited by law, and nothing here affects the obligations taken on under a signed engagement letter or under the Uniform Standards of Professional Appraisal Practice.
Governing law
These terms are governed by the law of the State of New Jersey.

These terms may be updated. Whatever is on this page is the current version, and the date at the top says when it last moved.
